Cash or mortgage

Financial planning

This is one of the most important steps. If a mortgage loan is required, contact our preferred lender.

Market search

We search the whole market and send a shortlist with honest notes on each property.

Walk properties remotely with an advisor. Travel once, to see the real finalists.

Offer, negotiation & contract

Offer stage

We build the offer on real comparables and negotiate on your behalf. The contract is most often drafted by the seller. Our specialized attorneys are always available to advise you.

Promise agreement and escrow

Under contract

The contract and earnest money are deposited in escrow with TLA Services in Dallas, Texas. Price, dates and a deposit are held in a neutral escrow account, never with the seller. Once in escrow, we help you with due diligence: title, liens, taxes, permits, HOA, developer records and property inspections. If anything fails, you walk away with your deposit.

Fideicomiso or direct deed

Depends on location

Fideicomiso (trust) is a Mexican government requirement for foreign buyers if the property is located within 50 km from the coast and 100 km from international borders. The bank trust is established in your name where it applies; elsewhere the deed is direct. We use Monex, Mifel or BIM.

Closing before the Notario

Closing · Keys

The escrituras (deed and title) are prepared by the notaría and recorded by the Notario’s office. Once the title is signed and ready for recording, the buyer or buyer’s lender transfers the funds to the escrow account. Funds are transferred and the deed and title are recorded. Take your keys and enjoy Mexico!
